Frequently Asked Questions

What is the difference between a fixed rate and an adjustable rate mortgage?
A fixed rate mortgage is one in which the interest rate on your mortgage will not change over the life of the loan. The terms for your CFSB fixed rate mortgage can range from 10-30 years.

An adjustable rate mortgage (ARM) is one in which the interest rate can change or "reset" at specified intervals. This can cause your monthly payment to go up or down. The interest rates for residential home loans are based on a published financial index, such as the Primary Credit Rate. The majority of ARM loans are fixed for an extended period of time such as 1, 3, or 5 years before the interest rate changes.
How much of a down payment do I need?
Typically, loans without a 20% down payment will require PMI, or private mortgage insurance. PMI is an additional fee added to your monthly mortgage payment. What are closing costs?
Closing costs are the fees that it costs to obtain your loan. Some of the typical closing costs for a home loan are appraisal fees, title opinions, title insurance, flood certifications, origination fees, credit report fees, and mortgage filings. In many instances these fees may be included in your loan.

There are many factors that can affect your interest rate. Some examples are:

What is escrow?
Typically, your property taxes and homeowners insurance can be escrowed with your monthly mortgage payment. In order to calculate your escrow payment, divided your annual insurance premium and/or property tax bill by 12. This amount is added to your monthly mortgage payment and we take care of sending your payments to your insurance provider and taxing authority.
